Blu Talk: November 2025 Market Update
It’s been a slow burn, folks. After three years of sluggish activity, Vancouver’s real estate market is still trying to find its spark. Sales have been dragging since 2022, and most buyers are waiting for the big “recovery moment.” But here’s the catch: by the time everyone agrees the market’s turning, the best opportunities are already long gone.
October’s stats tell the story. Greater Vancouver REALTORS® reported 2,255 sales, 14% fewer than last year and about 15% below the 10-year average. On the flip side, listings have piled up. We’re sitting at 16,393 active listings, up 13% year-over-year and nearly 36% higher than the long-term norm. That’s a buffet of options for anyone ready to make a move.
Prices have softened but aren’t crashing. The benchmark home price is $1,132,500, down 3.4% from last October. Detached homes are averaging around $1.9M, and even those are down a touch. The sales-to-active ratio sits at 14.2%, squarely in buyer’s-market territory.
Here’s what that means in plain English: buyers finally have leverage. Sellers are motivated. Rates have levelled off. And with no more Bank of Canada cuts on the horizon, this might just be the calm before the climb.
We’ve seen this movie before… when confidence returns, inventory dries up and prices pop. The smart buyers aren’t waiting for the trailer to drop; they’re already in their seats with popcorn.
