New Year, New (or Old) Resolutions, and a Real Estate Market Getting Its Groove Back

It’s that time of year again – when gym memberships gather dust, meal-prep containers disappear in the back of the cupboard, and “dry January” turns into “moderately hydrated January.” But whether you’ve doubled down on your resolutions or happily returned to your comfort zone, one thing’s for sure: Vancouver’s real estate market is waking up, and here’s the data to prove it.
  • Sales are picking up: In December, residential sales climbed by over 30% compared to 2023, showing that buyers are getting back in the game.
  • Inventory is rising: Active listings are up 24.4% year-over-year, giving buyers more options than last January.
  • Prices are levelling out: The composite benchmark price for Metro Vancouver ($1,171,500) edged up 0.5% from 2023, with townhomes and detached homes seeing small year-over-year gains, while apartment prices mainly stayed flat.
If December’s data is any indication, we’re heading into a more balanced and active year. With growing activity, declining borrowing costs, more inventory, and stable prices, Buyers may find new opportunities, while Sellers can feel optimistic about stronger demand than last year. Detached homes are still the luxury stars, while townhomes are making waves for families who want space without breaking the bank. Buyers and Sellers are starting to shake off 2024 and gear up for a fresh start, and this has the Blu Team buzzing!
