2,163 homes sold in April 2025 vs. 2,831 in April 2024.

Answer: Detached homes (down 29%).
Attached homes dipped 24%, and apartments 20%.
3. How many homes sold in Vancouver (East & West)?
Answer: 549
4. How many sold over $1 million?
Answer: 277
5. How many topped $4 million?
Answer: 11 (because there’s always a few outliers flexing hard)
6. Which neighbourhoods led the pack in sales?

- Downtown West (56)
- Fairview (39)
- Mount Pleasant East (35)
- Kitsilano (34)
- West End & Yaletown (tied at 31)
Answer: Total active listings in April were 48% above the 10-year seasonal average.
New listings were down 3.4% from April 2024, but total inventory rose 30% year-over-year.
8. How many homes sold in April 2021?
Answer: 1,285 — which gives you a sense of just how soft this April really was.
