If you’ve lived in Vancouver long enough, you know March is a bit of a wildcard. One minute the cherry blossoms are popping, patios are filling up, and it feels like Spring has officially arrived. The next minute the forecast calls for… snow.
This week might be the perfect example. Blossoms are in bloom, but meteorologists warn we could see the first snowfall of the year. It’s the kind of seasonal confusion that makes you question the rhythm of things. And in many ways, that’s exactly how the Vancouver real estate market feels right now.

Normally, the market has a fairly reliable cadence. January wakes up slowly, February builds momentum, and by March and April we’re firmly into the Spring market with listings hitting the MLS and buyers back out in full force. It’s a pattern that agents, buyers, and sellers have come to expect over the years. But lately, the rhythm feels a little off.
Some homes are selling quickly with multiple offers, while others sit for weeks. Buyers have more choice than they’ve had in years, yet hesitation still lingers as people watch interest rates and economic headlines. Sellers are entering the market, but often cautiously, testing the waters rather than diving in. In other words, it’s a bit like seeing cherry blossoms while the forecast still calls for snow.
Even our trusty groundhogs didn’t help much this year. Depending on which little guy you believe in, Punxsutawney Phil or Wiarton Willie, the prediction was either six more weeks of Winter or an early Spring. Not exactly the kind of consensus you want when you’re trying to predict the season ahead.
