A Market Finding Its Balance

If there’s one word that best describes Vancouver’s real estate market this summer, it’s balanced.

After several years of dramatic shifts from record-low inventory and multiple-offer frenzies to rising interest rates and a more cautious buyer pool, we’re beginning to see a healthier, more sustainable market emerge. Buyers have more choice, sellers are adjusting expectations, and well-priced homes continue to generate strong interest.

This isn’t a slow market, it’s a more thoughtful one.

With inventory levels higher than we’ve seen in recent years, buyers are taking the time to compare options, complete their due diligence, and make confident decisions. That said, desirable homes that are priced strategically and presented exceptionally are still selling quickly. In today’s market, quality stands out.

We’ve seen this firsthand with Coral, our boutique collection of townhomes in East Vancouver. Now 50% sold, Coral has proven that buyers are still ready to act when a home delivers exceptional design, thoughtful layouts, and compelling value. Rather than waiting indefinitely for the “perfect” market, buyers are recognizing opportunities when they see them and quality homes continue to be rewarded.

Looking ahead to the fall, we expect activity to continue building. September has traditionally been one of Vancouver’s busiest real estate seasons, and with many buyers hoping to make a move before the end of the year, we anticipate momentum continuing after the summer holidays. Inventory should remain healthy, creating a competitive environment where homes that are thoughtfully prepared, professionally marketed, and priced appropriately will continue to outperform.

For sellers, the message is clear: buyers have options. Exceptional presentation, strategic pricing, and a comprehensive marketing plan are more important than ever.

For buyers, this continues to be one of the most favourable markets we’ve seen in several years. More inventory means more choice, less pressure, and greater opportunity to negotiate with confidence.

Whether you’re planning a move this fall, considering an investment, or simply curious about how today’s market is affecting your home’s value, our team is always happy to help you navigate the changing landscape. As always, if you’d like to discuss your real estate goals or learn more about what’s happening in your neighbourhood, we’d love to connect.

Warmly,

Shawn Lee and the Blu Team
